Our story
Frazer Capital is a boutique private equity real estate company founded in 2009. We are an institutional grade investment and asset management firm that transacts in central Boston, Massachusetts and its immediate suburbs and in Jackson Hole, Wyoming. We have completed over $350 million of our own transactions to date on which we have achieved an average portfolio IRR of 38% with an average investment period of circa two years. We also currently provide asset management and advisory services to various properties, including a $100 million Government-owned, Boston based retail asset.
Market
We invest primarily in retail opportunities and also in retail / office and retail / residential opportunities in the most prestigious and most centrally located urban neighbourhoods, using equity from private investors and strictly moderate level of debt. We co-invest in every project. We move with agility and nimbleness and seek, in particular, well-located off-market opportunities with reversionary characteristics and which are undermanaged.
We transact in sub-markets where we have developed deep expertise and intimate knowledge. Our tenants are routinely international quality covenants.
CREDIBILITY
We have strong credibility in the markets in which we transact, given our achievements and track record to date. We work with a core group of trusted brokers and advisors and we continuously monitor our markets closely. We seek out opportunities that others don’t see. Our investment approach is based on a disciplined due diligence process that measures risk and prioritizes the preservation of capital, while identifying the catalysts for increased value through strategic asset management.
ACHIEVEMENTS
Frazer Capital is proud to have twice created the highest ever retail rent per square foot in Boston. We hold the distinction of having achieved the highest ever per square foot retail investment property sales price in Boston.

Leadership
Paul J. O’Sullivan
Paul O’Sullivan, B.Comm., M. Sc., FCA is a Fellow of the Institute of Chartered Accountants in Ireland and a graduate of the National University of Ireland. Paul worked with PwC and with an Irish regional accounting firm before becoming CFO for 8 years with a London-based international real estate investment company overseeing every aspect of the acquisition, asset management and disposition of a portfolio of over $2.5 billion of core assets in central London, Paris, Boston, New York and San Francisco.
John J. Driscoll
John J. Driscoll, a registered investment advisor, previously managed $400 million of corporate pensions for over 30 years.
George Guzzi
An attorney by background George has over 20 years experience in commercial real estate. George worked for both a global commercial real estate services company and an international bank in its real estate investment group before most recently founding Cortona Capital Management, a commercial real estate advisory and management company.
Laurence Bowles
Laurence Bowles (Chief Financial Officer) joined Frazer Capital in 2012. Laurence is a Fellow of the Institute of Chartered Accountants in Ireland and holds a Bachelor of Business Honours Degree from the University of Limerick, Ireland. Prior to joining Frazer Capital, Laurence spent 5 years working as a core commercial accountant for Ireland’s largest fuel and convenience brand.
